The space

4) PET FRIENDLY: Pet Fee: $250 / per 1 pet - 2 pets or more $150/each (non-refundable). Animal Service with document - PET FEE WAIVED
5) GRILL RENTAL ONLY: The house doesn't have a grill of its own, but I have some rental options. 3 Burners - $115 per week | 4 Burners - $135 per week. It comes with 1 propane tank full. *1 week is the minimum payment*This service is provided by a third party company specialized in rentals and it's according availability. It's required a minimum of 24h notice to guarantee the delivery. Otherwise I can check if it's possible to accommodate the request. For grill rentals through a third party, we kindly ask that all guests who wish to use the grill sign a BBQ Liability Waiver. By signing, guests agree that they are familiar with how to operate the BBQ equipment and acknowledge that they are fully responsible in case of accidents.
6) EXTRA & CONCIERGE SERVICES: Keep in mind, extra/concierge services are optional and NOT included on the reservation price. For example, but not limited to: Pet fee, pool heater, grill rental, house grill use, early check in, late check out, mid-stay cleanings. Please check prices and availability.
7) The screen doors of the enclosure area of the private pool are kept padlocked for your safety & security and for liability reasons. Only the pool cleaning staff will access it once a week for their regular maintenance service visit.

11) MAILING INFO: Please note that this property is a Vacation Home, and as such it does not have a mailbox to receive mail. However, you do have the option to send packages to my management company's office, ask for more details.
12) WILDLIFE & PESTS: The properties are in Florida, a State with lakes, ponds, and conservation areas, where you will find many different forms of wildlife. Raccoons, lizards, toads, snakes, lovebugs, armadillos, deer and alligators are most common, and though they may be a nuisance during certain periods of the year, caution should be taken when hiking outdoors. Other pests such as ants, wasps, mosquitoes, spiders, bees, water bugs, also live nearby. On that note, please keep in mind that the property has a regular pest control service, but we cannot guarantee against guests seeing any animals or pests during their stay and no refunds will be made for this. If you have an issue with pests or wildlife at the property, please contact us, and we’ll do our very best to remedy the situation.

We checked in on Dec.29 and reported our AC didn’t work. Then there was a cold snap and the heater didn’t work. It took them four days to fix it. In the meantime we tried to be patient because of the holiday and we asked for extra blankets and/or a space heater because the condo temp was 57. There was nothing done. We finally contacted VRBO, and on day four at 10pm they brought blankets and fixed the furnace. The handles fell off the fridge long ago, and their remedy is magnetic pulls that don’t work. There were two lamps broken with exposed wires. They fixed one and just took out the other without replacing it. The ice maker in the fridge doesn’t work, so we had to buy ice cube trays. There are tvs with no cable, so if you want to watch the tv, you have to login to your own streaming account. The main room tv has significant delays….I’m assuming because of the WiFi lacking. The dryer handle is broken so the door can’t be opened without a tool. You cannot call the owner even though they give you a telephone number. You get a hold of an AI answering service and leave a message. You can message them through VRBO with no resolution, or a VERY delayed resolution. Calling VRBO and complaining will result in the owner threatening to report you to VRBO and that “type of conduct can result in penalties on VRBO’s platform.” It is also unclean. The accommodation was average compared to others we've stayed at. In a nutshell I don't think the unit is thoroughly inspected before new clients arrive. They seem to wait for clients to report problems before anything is done. Here are some examples to that point: shower curtain mildew/mold was excessive as it was the bottom 8-10 inches, one stair step was broken with exposed nail heads, the air bubbler on the hot tub was not functional, there were no measurement devices (cups/spoons) in the kitchen, multiple stains on the soft fabric of the chairs and couch, handle to the dryer was broken off, the front door has an electronic keypad to un/lock the door which did not always function, etc,... I had an amazing stay at Edson’s place in Kissimmee! From the very beginning, Edson was extremely communicative, friendly, and made check-in super easy. The space itself was spotless, spacious, and exactly as described—honestly even better in person. It had everything I needed for a comfortable and relaxing stay.<br/>The neighborhood was quiet and convenient, close to shops, restaurants, and attractions, which made getting around really easy. You can tell Edson truly cares about his guests and takes pride in maintaining a high-quality space. Another side note I enjoyed was the deer that would pop in it was a wonderful touch. Reminded me of back home up north.<br/>Thank you so much, Edson, for being such a great host—I’d definitely stay here again and highly recommend this place to anyone visiting the area!
