9) WILDLIFE & PESTS: The properties are in Florida, a State with lakes, ponds, and conservation areas, where you will find many different forms of wildlife. Raccoons, lizards, toads, snakes, lovebugs, armadillos, deer and alligators are most common, and though they may be a nuisance during certain periods of the year, caution should be taken when hiking outdoors. Other pests such as ants, wasps, mosquitoes, spiders, bees, water bugs, also live nearby. On that note, please keep in mind that the property has a regular pest control service, but we cannot guarantee against guests seeing any animals or pests during their stay and no refunds will be made for this. If you have an issue with pests or wildlife at the property, please contact us, and we’ll do our very best to remedy the situation.
10) All guest vehicles need to purchase an access pass at a cost of $20/vehicle. Access passes are valid for the entire duration of a guest stay. Each vehicle must have its own Access Pass. Any visitors must be registered with the clubhouse but they do not need to pay the $20 fee.
11) Guests must provide an email in order to receive the host communication as such as the contract for signature and the check in instructions.
ATTENTION: Emerald Island Resort: The pool, spa, and Tiki Bar will be temporarily closed from Thursday, March 27th, to Thursday, April 3rd, 2025.

House was clean, cool, and just as pictured online. Host was quick to answer questions and very easy to communicate with. Location within Emerald Island was great and we had quick 15-minute or less drives to all Disney parks. Very strong water pressure in showers (almost too strong for our children), comfortable beds, all appliances (fridge freezer, oven/stove, washer/dryer) worked well. Could use a baking sheet— we got creative removing a pizza from the oven. Almost all light switches were labeled which was a small touch that we thought was so nice. Harry Potter bedroom would get very warm with the door shut, but we alerted host and had no issue when we left the door open a bit overnight. Overall, a great property and would stay again. We had a fantastic stay! The place was exactly as described clean, comfortable, and thoughtfully set up with everything we needed. The host was communicative and welcoming. Had everything we needed to accommodate our party of 5. Close to numerous attractions. Beatiful gated community. Pleasant and responsive host We were so excited to book and stay there. Arrived to the door off the hinges and someone in there replacing a fridge. He was there 4 hours and it was seriously not ok. The air conditioner was not working at all we advised and we were left all night in 90 degree heat
Someone came in the morning and said it was going to work! Here it is 5 and we had to leave because the air conditioner still doesn’t work and it was getting hotter and hotter in the place. They didn’t care at all about the heat. He kept going back and forth but nothing was done.. not to mention kept $233 of our money on top of a $200 coupon I had that’s gone as well.. the home looks nothing like the pics. Window trim gone there are roach droppings on the drawers and cabinets. The bathroom upstairs is stained and dirty. It’s truly an upset as this was our vacation and now I’m out money on top of a place to stay. Be careful with what you see it may not be what you get.. shame on anyone who does this to others
